In a major step to address delays in recovering dues owed to homebuyers, the Maharashtra government has appointed 12 dedicated recovery officers to speed up the execution of recovery warrants issued by the Maharashtra Real Estate Regulatory Authority (MahaRERA).
As of April 27, 2025, MahaRERA had issued 1,342 recovery warrants across the state. However, only 306 warrants have been successfully executed, resulting in the recovery of around ₹209.22 crore out of the total ₹980.39 crore owed. Approximately ₹771.17 crore is still pending.
Pune ranks second in Maharashtra with 274 cases, where builders owe ₹219.71 crore to homebuyers. So far, only ₹42.31 crore has been recovered. Mumbai Suburban district tops the list with 540 cases involving ₹424.79 crore in dues, with ₹80.49 crore recovered.
To expedite the process, the newly appointed recovery officers will be deployed in key districts with high pending cases, including Pune, Mumbai Suburban, Mumbai City, Thane, Palghar, and Raigad. Each district will have two additional collectors assigned specifically to oversee and accelerate recoveries.
Under Section 40(1) of the Real Estate (Regulation and Development) Act, authorities are empowered to recover dues by attaching the properties and assets of defaulting developers. According to the state government’s order dated April 22, 2025, district collectors in these six districts have also been designated as coordination officers to monitor and drive the recovery process.
This move is expected to bring much-needed relief to homebuyers, many of whom have been waiting for years to receive compensation and justice through MahaRERA’s directives.
