The real estate market in Pune has maintained stability, recording 19,012 property registrations in February 2025, reflecting a modest 1% year-on-year (YoY) increase from 18,791 registrations in the same period last year. This data, sourced from the Maharashtra Inspector General of Registration (IGR), signals sustained buyer interest despite economic fluctuations.
Increase in Stamp Duty Collections Signals High-Value Transactions
While the volume of transactions remained stable, stamp duty collections surged by 7.6%, reaching ₹712 crore in February 2025, up from ₹662 crore in February 2024. The rise in collections indicates an increasing share of higher-value property transactions.
Premium Housing and Larger Apartments in Demand
A report by Knight Frank India highlights a growing appetite for premium housing, with 16% of the registered properties priced above ₹1 crore, up from 14% in February 2024. This shift suggests a growing preference for luxury and high-end residential spaces.
Additionally, demand for spacious homes has also risen. Apartments larger than 800 sq ft accounted for 32% of total registrations, compared to 24% last year, reflecting changing consumer priorities post-pandemic, where homebuyers prefer bigger living spaces.
Geographical Trends: Central Pune Dominates Transactions
Pune’s Central region, including Haveli Taluka, Pune Municipal Corporation (PMC), and Pimpri Chinchwad Municipal Corporation (PCMC), remained the most active in property registrations, accounting for 76% of total transactions.
Meanwhile, West Pune, covering Mawal, Mulshi, and Velhe, secured the second-highest share at 12%, while North, South, and East Pune collectively contributed 11% of registrations during the month.

Pune’s real estate market continues to showcase resilience and buyer confidence, particularly in the premium and spacious housing segments. The increasing preference for larger homes and high-value transactions suggests that the city remains an attractive investment destination for homebuyers and investors alike.
